Why Western New York (WNY)? Founder Ralph Dailey asked that question and today can provide some answers. Compared to boom / bust areas of the United States, the WNY area offers a mid-range, blue collar base, middle income, working class, value filled traditional population. One hundred years ago the area was filled with manufacturing sites and a fast growing workforce. Time changed and that population began moving away as jobs and industry moved away and in many cases overseas. Today, local government offer incentives to businesses to relocate to the area with different industries but those who can capitalize on the fundamental value driven population resident in the area. This is working and coupled with several higher education institutions appears to be a successful strategy.
Investors have flocked to the area over the past several years due to the lure of high positive cash flow promises. Many have found that blind investing can be devastating as they approached the purchase cycle without proper guidance, a plan or the correct infra-structure. While everyone can have different experiences there are some fundamental principals that can aid in a higher probability of success.
Why can't I find a property manager? Traditionally (as the theory goes) property management was not a profession that was in high demand in the WNY area. Many "mom/pop" property owners managed their own properties as did commercial owners. In short, the demand was not there until recent years when investors moved away from their traditional equity markets and started looking for high cash flow prospects. Now that demand was apparent, supply was lacking. This created room for deception, misrepresentation and a general lack of understanding by the alleged service providers who could not or did not understand the needs of the out of town, out of state and out of country investors.
